Stage 1 – Design
Following an understanding of the clients brief, a full measured survey of the property to be able to provide Existing and Proposed Plans and Elevations and sometimes a Cross Section through the building will be required.
This will allow the creation of design drawings, showing what’s possible to best suit the clients brief. I have found that a meeting with the client to run through the design is then necessary so that final tweaks can be made prior to moving forward to the next stage.
Stage 2 – Planning Submission
Next, I would progress the drawings to meet the standards required to make the Planning Application Submission and to provide the necessary Design and Access Statement, plus any additional information to support the application.
I would then act as client Agent for the full online Planning Application Submission for the client.
The local authority would then take around 8-10 weeks to process and provide you with their decision notice.
Stage 3 – Building Regulation Approval
Next I would provide Construction / Building Regulation compliant drawings for the proposals including submission to the Local Authority or an Approved Inspector. For Full Plans approval, which would allow you to start works on site and provide the detail for your builder to follow and provide you with a quotation for what’s involved on the build.
The local council then will take around 8 weeks to process, whereas alternatively using an Approved inspector could generally speed up this process.
I would liaise with your chosen Structural Engineer (an Engineer can be suggested if required) and include the relevant structural information on the proposed drawings.
This would include for the construction elements of the build to include plumbing and any new drain connections only, in other words a white box for client fit out.
Stage 4 – Project Management
To provide Project Management services for the Client which would include:
Schedule of Works, Pre-Construction Information, Tender for Project Pricing including Tender Adjudication, Appointment of The Principal Contractor and the instigation of building contracts, attend Weekly Site Meetings and Monitor Programme, Monthly Cost Valuation of Works, Snagging and the release of Retention.
